Owner Frequently Asked Questions

At Reeder Management, we treat your home as our own and offer a wide range of property services to fit your needs as a landlord or investor.

  • Are you licensed?

    We are licensed Real Estate Brokers. Many of our Brokers carry additional designations including CPM- Certified Property Manager and/or RPA- Real Property Administrator.

  • Can you put the money directly into my account?

    Yes, most of our owners provide us their banking information so we can make deposits on their behalf.

  • Do you sell real estate too?

    We specialize in Property Management and stick to what we know best. We feel this is in the best interest of our clients and their assets. We do offer assistance to our clients in both real estate acquisition and disposition of real property.

  • How and when do I get my checks?

    We send out monthly financial reports along with owner disbursements to our owners within 10-days of the month being reported. We can mail owner disbursement checks, or deposit them for you, your choice.

  • How is rent collection handled?

    Rents are due on the 1st of each month. Tenants have a 5 day grace period, then late fees are assessed and notices posted. This all happens at the site level by our on-site managers and overseen by their property supervisors.

  • How long of a lease do you sign?

    All of our initial leases with tenants are for 12 months.

  • How much security deposit do you charge the tenant?

    This is property specific. Single family homes generally charge close to 1 months rent, where as apartment complexes may charge roughly half of one months rent.

  • What type of properties do you manage?

    Reeder Management currently manages apartment complexes, single family homes, duplex and triplexes, and mobile home parks.

  • What type of reports do I get and how often?

    We provide our owners with a comprehensive monthly financial packet that can include: Profit and Loss Statement, Balance Sheet, General Ledger, Check Register, Income Statement Summary, Delinquency Report and Rent Roll and more. These reports along with owner disbursements are sent to our owners within 10-days of the month being reported via the owner portal or by mail. We can deposit your disbursement checks for you if you prefer.

  • Who holds the tenant security deposit?

    Tenant Security deposits are held in a separate trust account at our bank. 

  • How do you screen prospective tenants?

    We understand the importance of finding responsible and reliable tenants. We require a detailed application from each adult. We will process the application by completing current and previous tenant verifications, income qualification, credit, criminal background check.

  • Can you pay my Mortgage and Taxes on my behalf?

    Yes, as part of our comprehensive services, we generally handle mortgage, taxes, and insurance payments for our multifamily clients.
